We are pumped to share our first email with you and thank you all for joining in for it! With the Rancho Mercado Community continuing to grow, we are thrilled to have this platform to connect with you all!

Buying in this community back in August of 2020, we have watched so much change. When we first visited Rancho Mercado, there were only 4-5 houses on our street, now it is completely done and full of happy families! As the construction continues and the homes take shape, how do you feel about the growth? Do you miss the more obsolete days with less homes or are you excited to see the community actually coming together as planned?

To be honest, I am torn. When we were first settling in, we'd go for walks and hardly see another soul. Road noise was non-existent and there was a feeling of solitude that was simply unrivaled. However, as we meet more and more neighbors, making new friends on the way, I can see the awesome future of this community with kids playing, parties happening and some great memories being made, all within this community.

Join us for an interview with Nick Ortega, a neighbor in the Rancho Mercado Community for some insights on the market, homes and what to expect.

Hey Nick! Thanks for joining me today for our first Rancho Mercado Community News email! What sub-division are you currently living in? When did you finish your build?

We live in Catalonia on 140th Drive and we closed on 9/23/21. We did flooring and a full interior repaint prior to moving in on 10/12/21.

As a local Real Estate Agent, have you seen a lot of demand for the Rancho Mercado area?

There is a huge demand for Rancho Mercado. I have represented 8 families total build and purchase homes in Rancho Mercado since September of 2020 in Almeria, Catalonia & Fiesta.

As this community grows, do you have any advice for new homeowners to maximize their new purchase?

My advice for new Homeowners to maximize their purchase experience is to keep up on the regular maintenance of the home. Change filters regularly in your HVAC unit, make sure you do an 11 month complete home inspection with a qualified home Inspector and stay on top of Taylor Morrison to fix all the warranty issues that you might have.

From your experience, what three things can a homeowner do to increase their overall value of their home? Backyard? Pool? Interior?

Well the number 1 upgrade that most Realtors will look at first when observing a home is probably, “Does it have a pool to justify that price”. I would say the top 3 things that increase your value are pool & landscaping, updating kitchen & bathrooms to the latest trends & owned Solar. Most people don’t realize this but Appraisers will value owned/paid off solar panels anywhere from $10,000 - $20,000 on an appraisal!
